Commissioners approve subdivision

The Cobb Board of Commissioners approved a new, nine-home subdivision in the Walton High School zone at their Tuesday zoning hearing.

Commissioners approved a zoning change for the development on 3.82 acres at 2129 Groover Road near Blackjack Mountain in a 5-0 vote. Attorney John Moore, senior partner in the Marietta firm of Moore, Ingram, Johnson & Steele, said the homes will have a minimum of 3,000 square feet with prices ranging from $400,000 to $700,000.

Developers will be allowed to build up to 2.1 homes per acre on the site.

This was the second subdivision in three months that Brooks Chadwick, an east Cobb real estate investment company, had approved by the Board of Commissioners. In June, they approved an 11-home development that will replace a tennis center near Atlanta Country Club, with homes priced between $800,000 and $1.5 million.

Already, the preliminary zoning analysis for October, which will be heard by the Cobb Planning Commission on Oct. 2 and the Board of Commissioners on Oct. 16, shows Brooks Chadwick asking for a zoning change to allow for “cluster residential,” up to five homes per acre, on six acres on Woodlawn Drive southwest of the intersection of Lower Roswell and Johnson Ferry roads.

According to Brooks Chadwick’s application, the development would have units with a minimum of 2,500 square feet and selling prices of $400,000 or more.

Other subdivisions could be up for approval in September, when the Planning Commission will meet Sept. 6 and the Board of Commissioners will have a Sept. 18 zoning hearing.

John Wieland Homes and Neighborhoods Inc. is seeking a zoning change that would allow it to build a subdivision on 23.9 acres at Woodland Brook Drive and Settlement Road near Vinings. According to the zoning application, the homes would be at least 24,000 square feet with prices of $700,000 and up.
